When you choose us to represent you as a buyer these are the steps you can expect:1
We meet with you to get a clear picture of your ideal home, time frame, price point of interest, and neighborhoods of where you want to live that fit all of your wants and needs. We will consult you on the home buying process in detail and the steps involved. We will develop a strategy and timetable to meet those goals.2
Sometimes what you qualify for and what you want your mortgage payment to be are two different numbers. We will have a preferred lender evaluate your purchasing capacity and determining the right type of financing for you. We assist you in choosing the best mortgage financing plan if you are unsure of what fits your needs. If you are purchasing all cash we will make arrangements to have a copy of a statement or a Letter of Good Standing with your bank. All offers presented to a seller require proof of financial ability to purchase the home with either a pre-approval letter or POF (Proof of Funds).3
Customized Home Search
Based on all the criteria you give us and the price range of the home you want to purchase, we will create a customized home search. We will continue to send ongoing updates that will be sent directly to you. You will have access to all the inventory in the market that meets your criteria. You also have the ability to utilize this website to set your own search and customize with the lifestyle search features.4
Viewing Of Homes
Once we identify a list of which homes fit your criteria, we will set appointments with the sellers and listing agent for privately showing of these homes. We can also provide you with our expert recommendations on the homes you might have interest if you are unsure or after we have gone to view some properties that may not have hit your “radar.”5
Making An Offer
Once you have found the perfect home the next step is to advise you on how to structure your offer to purchase the home. We will evaluate the sales comparable and review the market trends prior to drafting an offer. This will let us achieve the best price and terms possible for you. We negotiate on your behalf to get the best home at the lowest price. Negations is our specialty! All offers will be prepared and presented to the other party by us without the pressure from the seller’s agent. We also provide market insight and reasoning behind the offer so the seller has an understanding of the offer at hand versus just sending over a offer without justification. Home Inspection and Due Diligence
We can advise and supervise vendors such as home and termite inspectors, contractors, CPA’s attorneys and any other recommendations you may need during your inspection period. This is generally 10 calender days and give you the opportunity to investigate all material facts that may effect your home buying decision and coordinate all vendor services.7
We will coordinate with the lender and escrow company and supervise document preparation and provide pre-closing consulting as well as a final walk through to insure any required repairs were made and the home is in tip-top shape prior to closing.8
We will review closing documents, resolve last minute issues, and complete your transaction. We can also accompany you to your closing appointment with the escrow company in the event that you have any questions or concerns on the closing documents.9
We can assist in coordinate your move in, deliver your keys, and assist with post closing issues, if any. We are always here to help.10
